Owner Agreement
Last updated October 25, 2026
This agreement is between you, as the owner of a room listed on SessionRooms, and Power Up Consultants, LLC ("Power Up Consultants", "we", "us"), which operates SessionRooms. You accept it when you set up payouts. Our Terms of Service and Privacy Policy also apply.
1. Your listing
- You confirm you have the right to rent the room, and that your listing (photos, prices, amenities, house rules and access details) is accurate and kept up to date.
- You choose instant booking or request to book, who can book, your prices, any multi-day discount, and the room's cancellation policy.
- If you take requests, answer within 24 hours. Unanswered requests expire.
2. Keeping your calendar accurate
Renters book the days your calendar shows as open, so keeping it accurate is your duty. Block days you can't host, and if you connect an outside calendar, make sure it is the one you actually use. A booking made on a day your calendar showed as open is a booking you are expected to honor.
You choose what lengths you rent: full days, and optionally half days and 2-hour slots. You can open half days and 2-hour slots only a set number of days before the date (by default 30 days for half days and 14 days for 2-hour slots), so full-day sessions get the first chance at each day. Once a booking is confirmed it stands: a later, longer booking never replaces it.
3. Commission and the service fee
- SessionRooms keeps a commission on the room and snacks total (after any multi-day discount) of each booking, at your own rate, which is shown when you list. The default rate is 10%. You receive the rest.
- Each booking keeps the rate in force when it was made. If we change your rate, it applies only to bookings made afterwards, and we will tell you first.
- When a renter cancels and part of the price is kept under your policy, the commission is taken only from what is kept.
- Any refund SessionRooms gives on a booking (for example when a session didn't happen, or as a goodwill refund to settle a complaint) comes out of the room and snacks money, so it lowers your share. The commission applies to what is left after the refund.
- Renters also pay a 3% service fee on each booking. That fee belongs to SessionRooms, covers payment processing, and is not part of your share.
- Stripe's processing fees and dispute fees are paid by SessionRooms, not taken from your share.
- If you offer 2-hour slots for free, those bookings carry no commission, no service fee and no payout. You still host them like any other booking, and either you or the renter can cancel one at any time at no cost.
4. Payouts
- Payouts go through Stripe Express. You set up your Stripe account (bank account and identity) through Stripe's own onboarding, and Stripe's terms apply to it.
- We send your share of a booking to your Stripe account about 3 days after the last day of the session. Stripe then pays your balance out to your bank daily, weekly or monthly, as you choose on your Payouts page.
- If your Stripe account is not ready to receive payouts, your share waits until it is.
5. Cancellations
Each room uses one of three policies, which you choose. Standard is the default.
| Policy | Full refund | 50% back | No refund |
|---|---|---|---|
| Flexible | 7+ days before | 3 to 6 days | Under 3 days |
| Standard | 14+ days before | 7 to 13 days | Under 7 days |
| Strict | 30+ days before | 14 to 29 days | Under 14 days |
- The policy shown on the room's page is copied onto each booking. Changing your policy never changes bookings already made.
- Renters may move a booking once, free, up to 2 days before the first day, to other open days of the same length within 12 months of the original first day, under every policy. If they cancel after moving, any refund is worked out from the original first day.
- If you cancel a booking, the renter gets a full refund, service fee included, and you are not paid for it. We are told about every owner cancellation. Owners with 2 or more cancellations in a year are flagged, and repeat cancellations can lead to your listings being hidden or your account closed.
6. Private details
Your room's private details (Wi-Fi details, access instructions, parking details and the on-site contact's phone and email) are shared only with renters whose booking is confirmed and fully paid. Make sure your on-site contact knows about each booking and can let the renter in.
Before you answer a request, you see the renter's name, whether they are a verified EOS Implementer, their EOS Worldwide profile link, how many people are coming, and how many bookings they have completed or cancelled on SessionRooms. Once a booking is confirmed you also see their email and phone. Use the renter's details only for that booking.
7. Taxes
You are responsible for any sales, lodging, occupancy or income tax on your room rentals, and for filing it. SessionRooms does not add a tax line at checkout. Stripe may send you a tax form for your payouts where the law requires it.
8. Disputes and chargebacks
- If a renter disputes a payment with their bank, we handle the dispute with Stripe and may ask you for evidence that the session happened, such as messages or a sign-in sheet.
- While a dispute is open, the booking can't be changed and its payout may be held.
- If a dispute is lost because the session did not happen, the disputed amount is taken back from your share, including from a payout already sent.
- If we refund a renter ourselves, for example because the session didn't happen, that refund comes out of your share as described in section 3, including from a payout already sent. Stripe's dispute fees stay with SessionRooms.
9. Ending this agreement
You can unlist your rooms at any time, but you are expected to honor bookings already made or cancel them under section 5. We may hide a listing or close an account that breaks this agreement or our terms.
10. Limits on liability
You are responsible for your room, its safety and your insurance. To the extent the law allows, Power Up Consultants is not liable for indirect or consequential losses, and our total liability to you for a booking is limited to the share we owe you for it.
